Weekly rentals run from Saturday to Saturday. During the summer months any deviation from the Saturday to Saturday check-in and check-out dates can only be made on a last minute basis and subject to availability.
Nightly rentals require a 3 night minimum. Call for restrictions and availability.
Monthly rentals are available only in the off-season and apply from October 1st until May 1st. One month minimum and begin on the first of each month.
Tentative reservations- While on vacation, guests may want to take advantage of planning ahead for the following year. Owners have top booking priority, followed by the guest presently occupying the property. Weekly rentals – If a guest has not made a tentative reservation by check-out time, the property is then reserved on a first-come, first-serve basis. To make a tentative reservation, visit or call the office Monday through Friday. Weekly rentals require $50 per week deposit, will hold the reservation until January 15 and is non-refundable/non-transferable unless property becomes unavailable. Snowbird rentals have until March 15 to renew, require amount equal to 1 month’s rent as deposit and is nonrefundable/nontransferable unless the property becomes unavailable. Tentative reservations are accepted with understanding that rates are subject to change.
Capacity of Accommodations
Properties are restricted to the guest capacity stated regardless of available bedding. Exceptions made only for infants. Misrepresentation will result in eviction without refund. Campers, motor homes, tents and/or recreational vehicles are NOT permitted.
Check-in begins after 3:00 P.M. Access to the property is guaranteed when the property has been cleaned and inspected. Please plan your arrival accordingly as we CANNOT guarantee accommodations before the stated check-in hours.
By 10 am. No late check-outs. Return keys to our office after preparing the unit for departure, closing & locking unit. Drop keys in slot if leaving before 8:30 am.
Weekly reservations require advance deposit of half the basic rental amount within two weeks from date the reservation is made. Final payment including taxes, administrative fee and any rental items is due 30 days prior to arrival. Personal checks will only be accepted if received in our office at least 30 days prior to arrival. Payments within 30 days of arrival may be applied to Visa/Master Card or Discover. Canadian payments must be in U.S. funds. There will be a $35.00 service fee for all returned checks.
Accidental Damage Waiver
All reservations will be charged a $65 Administrative Fee which includes our Accidental Damage Waiver. It will be automatically added to each reservation at time of booking. It is not refunded or applied to future rentals.
The damage waiver is limited to a maximum coverage of $3,000 per stay. All guests staying in the property (not to exceed maximum occupancy) will be covered by this waiver and will not be obligated to pay for accidental loss or damage to the rental unit or its contents provided the accidental damage is reported during your stay. Missing items are never considered accidental damage and will be subject to guest charge at replacement cost. You may choose to forego the Accidental Damage Waiver and elect instead a refundable Security Deposit. Amount of Security Deposit varies depending on home chosen. Any damage to property found after departure will be deducted from Security Deposit.
The Accidental Damage Waiver does not include:
1. Intentional Acts, gross negligence or willful conduct.
2. Evidence of and/or damage caused by pets (unless authorized).
3. Damage done by unauthorized groups.
4. Loss of use.
5. Loss or damage to guest’s personal property or rental equipment brought onto the premises.
6. Normal wear & tear.
7. Damage to electric vehicles (golf carts).
8. Any damage caused by a violation of Rose Real Estate’s Rental Rules & Regulations or in an action that violates local, state or federal laws.

The Staff of Rose Real Estate will determine all necessary repairs. Report all damages to Rose Real Estate by the day of check-out. Rose Real Estate and its property owners are not responsible for the damage, loss or theft of personal property, including but not limited to automobiles, motorcycles, recreational vehicles, personal items and cash.
Cancellations & Transfers
Once confirmed, reservations are not transferable to another property. No refunds will be made on cancellations, regardless of reason as we have a strict NO REFUND policy. To help protect your vacation investment we recommend the purchase of Vacation Protection Insurance on all reservations.
Vacation Protection Plan
You have the option of protecting your vacation investment through the purchase of travel insurance. Although this insurance is optional, it is recommended as no refunds will be given if you choose not to purchase this coverage. It provides protection should you be forced to cancel, interrupt or delay your trip due to illness, accident, death, hurricane evacuation and other protected events. Trip insurance is provided through CSA Vacation Rental Travel Insurance. If you do not wish to purchase Travel Protection, you may DELETE the charge by signing where indicated on the deposit request form.

A $75.00 service charge applies to guests locked out of a property and requiring assistance after business hours.
Many of our properties welcome pets and are advertised as “Pet or Dog Friendly.” However, for your own comfort and for the comfort and safety of our homeowners and other guests, there are certain restrictions that must apply.
- Pet friendly properties may have weight or type of pet restrictions. “Visiting” pets are not allowed.
- A $150 non-refundable pet fee ($250 for two pets) will apply to each reservation that includes a pet.
Most properties are designated as non smoking. We cannot guarantee that the property will be smoke free; however, we will make every effort to respect this request. Any evidence of smoking in a home designated as non-smoking will result in $1,000.00 charge to renter.
Properties are equipped with pillows, bedspreads, mattress pads and some blankets. Bed & bath linens are not included. You may rent these items or bring your own. Bed and bath linens may be rented individually or in packages specific to your property. Crib linens are not available. Rental linen cancellations require a two (2) week notice prior to arrival to receive a refund. Damaged, lost or stolen items are the responsibility of the renter.
Departure maid service is included in weekly rental rate. Units are equipped with vacuum, broom and mop. We request that the unit be prepared for departure by emptying the refrigerator, removing all trash, and starting the dishwasher. Expendable items such as soap, paper products, cleaning products, etc. are not provided and are the responsibility of the Guest.
Equipment & Furnishings
The rental properties are privately owned and are decorated and equipped to satisfy the particular tastes of the individual owner. Conditions and furnishings vary according to age and care given by the owner. Do not rearrange furniture or remove any items that are of the interior decor.
Some units may have locked closets or storage areas used by the owners for their personal items. These areas are absolutely not included in the rental.
If you are renting by a home under construction, please be tolerant. If you have any problems, we will ask the contractors to be more considerate with respect to start/quit times, noise, etc., but no refunds will be made.
We cannot guarantee air conditioning or appliances. There are NO REFUNDS should they fail. We strive to keep them in good working condition and will do everything possible to repair any malfunction within a reasonable time frame.
Routine Maintenance & Agent Access
Rose Real Estate, or its agents, may enter the premises for the purpose of completing necessary maintenance or for other necessary purposes. Oftentimes it is impossible to notify you in advance of this work. Occasionally, a vacation rental property is for sale and may be shown during your stay with us. Viewings are arranged in advance by our staff.
Neither Rose Real Estate nor its homeowners are responsible for any items rented through an outside agency. Rental items belong to the rental company and should be treated with care. If rental item(s) are lost or damaged, you will be responsible for repair or replacement cost. The Accidental Damage Waiver does not cover rental items.
Lost & Found
Rose Real Estate is not responsible for personal items left behind in rental units. If you request us to pick up and mail items to you, if found, they will be charged to the credit card on file plus a $10.00 handling fee.
Arrangements will be made for property access. See instructions posted on our office door.
Electric vehicles (golf carts) are available to rent on property. Vacation renters may NOT operate or register their personal golf carts in Oceanside Village or the beachfront parking area. Golf carts are not included in any Rose Real Estate rental property nor are they permitted at the Tupelo Bay Golf Villas. Drivers of golf carts are subject to all laws and ordinances applicable to operations of a motor vehicle on public roads, including that all operators must possess a valid driver’s license (not a driving permit). Guests shall comply with all applicable laws and ordinances, shall be liable for any damage or injury they or their invitees cause while operating an electric vehicle, and shall hold Rose Real Estate and Oceanside Village, LLC. free and harmless from liability for such damage or injuries. Damage to electric vehicles is not covered by the Accidental Damage Waiver.
High Speed and Wireless Internet Connections
Some of our properties offer high speed and/or wireless internet (WiFi) connectivity. Please note that these services are provided as a no-charge amenity by the individual homeowner. While we will make every effort to ensure that these services are operational during your stay, problems can arise that are beyond our control or that of the homeowner. For this reason, no refunds can be given in the event these services become unavailable during your stay. Complimentary access to wireless internet remains available to our guests at Oceanside Village in the Library or at Tupelo Bay Golf Villas in the Amenities Center. A computer with internet access and printer are available for guest use in the Rose Real Estate office lobby.
